Celedon Therapy Clinic

Trimad Consultants, LLC provided full civil engineering and surveying services for the 1.26-acre Celedon Therapy Subdivision within the Igoa Business Campus. Our scope included topographic and boundary surveying, stormwater management design, civil site layout, utility and drainage plans, traffic and striping design, and coordination with the City of McAllen for Type Plan Review. We also provided construction-phase site observations to ensure the project was built in accordance with approved plans.

This project delivered a fully engineered, build-ready site to support the development of a modern therapy facility.

Scope of Work

Trimad Consultants, LLC provided comprehensive civil engineering and surveying services for the development of the 1.26-acre Celedon Therapy Subdivision in McAllen, Texas. Our scope included:

  • Storm Water Management Report: Analysis of pre- and post-development runoff, drainage calculations, and evaluation of impact to the City’s stormwater system, including anticipated on-site detention design.

  • Topographic & Boundary Survey: Full site survey to document elevations, existing utilities, pavement, drainage features, and property boundaries.

  • Civil Site Work Design: Complete construction plan set including grading, storm sewer layout, utility plan, striping and traffic control, erosion control, pavement markings, fire protection site plan, and an opinion of probable construction cost.

  • Type Plan Review & Exhibits: Preparation of required exhibits and coordination with the City of McAllen for Type Plan Review.

  • Construction Phase Services: On-site construction observation visits during implementation to ensure design compliance.

These services supported the full civil engineering development required to prepare the tract for commercial use and recordation.
